Essentially, mortgage financing is decided by  four components: credit, income, property and equity. One individual component will not decide the mortgage approval. Lenders combine all four variables into the one and decide what type of mortgage someone will qualify for.

TMC has  access to over 40 different Canadian Certified Lending Institutions. Each individual lender has different products and requirements. Thus, as a consumer you have options that will allow you to create a customized mortgage.

When planning for mortgage financing, it is crucial  all  6 elements are considered; not just rate:

Interest Rate:

percentage charged for borrowing

Penalty Amount:

the amount charged for breaking a mortgage

Pre-Payment Rights:

the amount that may be paid off without penalty

Portability:

the ability to bring your mortgage from one property to another  

Assumability:

when somebody else can take over your mortgage

Lender Flexibility:

one who is inclined to say yes and meet demands

 

If all these options are aligned then a person has a strong mortgage and not simply rate.  If only one element is emphasized and the remainder are ignored, thousands of dollars may be at stake, without the borrower even being aware .
